Vanity has been strategically located on a 2,000 m² plot that ensures total privacy thanks to its position slightly lower than that of the neighboring residences. The structure combines a solid ground floor clad in natural stone, providing stability and visual connection with the terrain, with upper volumes of white stucco. These elements have been arranged to allow for the natural circulation of light and air, creating a seamless transition between the interior and exterior spaces. “We wanted Vanity to be not only aesthetically striking, but also a haven of serenity and discretion,” explains Patrick Hansmeier, founder of Sophisticated Projects.

As expected, the residence is characterized by the choice of innovative materials and an architectural approach that creates impressive overhangs, generating shaded porches that enrich the experience of living there at any time of year. Natural light floods the interior thanks to patios and vertical wooden slats that regulate sunlight throughout the day. This design takes full advantage of the home’s orientation, allowing the home to enjoy the Mediterranean climate harmoniously.

Inside, the use of continuous flooring by the Dutch brand SENSO stands out. The seamless flooring offers an elegant and exclusive finish enriched with quartz particles. “Choosing this material was a challenge, as there was no previous experience using it on the island, and preparing the construction site was a challenge for the team,” says Hansmeier. Crema Niza natural stone was used for the outdoor areas and showers, with a special “flamed” finish that adds a unique and durable touch.

Structure and layout: A balance of strength and lightness

In its design, Vanity achieves a delicate balance between the solidity of the mountain and the lightness of the wide overhangs. Architects Jaime Vidal and Sandra Piñeiro highlight how this balance allows spaces to flow naturally between the interior and exterior, extending the living experience beyond the walls. The ground floor houses the social areas, with a living room, dining room, and kitchen that open onto large terraces and gardens, while the upper floor houses the bedrooms, distributed in two volumes that guarantee total privacy. The master suite is located in a separate volume from the three additional suites, maximizing tranquility and comfort.

Access to the home through the basement, which houses a garage, a wine cellar, and a spa gym, offers a unique, almost ceremonial welcome to an intimate space beneath the mountain. This design allows for tranquility and well-being in a luxurious setting.

Project challenges and commitment to excellence

The complexity of the terrain, with its extreme slope and porous rocks, posed significant challenges in the initial phase of the project, requiring nearly a year of structural reinforcements prior to laying the foundation. After obtaining the permit, which took more than three years, the property’s construction was completed in approximately three years, achieving a seamless integration with the surroundings and exceptional views of the sea, mountains, and city.
